Project Management: The 3 Major Project Types

1. Civil engineering, construction, petrochemical, mining, and quarrying

Projects in this category are those which spring to mind most readily whenever industrial projects are mentioned. Once common feature is that the fulfillment phase must be conducted on a site that is exposed to the elements, and usually remote from the contractor's main office.

These projects incur special risks and problems of organization. They often require massive capital investment, and they deserve (but do not always get) rigorous management of progress, finance, and quality.

For very large industrial projects the funding and resources needed are often too great for one contractor to risk or even find. The organization and communications are therefore likely to be complicated by the participation of many different specialists and contractors, with the main players possibly acting together as a consortium or joint venture company.

2. Manufacturing projects

Manufacturing projects aim to produce a piece of equipment or machinery, ship, aircraft, land vehicle or some other item of specially designed hardware. The finished product might be purpose-built for a single customer, or the project could be generated and funded from within a company for the design and development of a new product intended for subsequent manufacture and sale in quantity.

Manufacturing projects are usually conducted in a factory or other home-based environment, where the company should be able to exercise on-the-spot management and provide an optimum environment.

Of course, these ideal conditions do not always apply. Some manufacturing projects can involve work away from the home base, for example in installation, commissioning and start-up, initial customer training and subsequent service and maintenance. More difficult is the case of a complex product (such as an aircraft) that is developed and manufactured by a consortium of companies, very possibly overlapping international borders, with all the consequent problems of risk, contractual difficulties, communication, coordination, and control.

3. Management projects

This class of projects proves the point that every company, whatever its size, can expect to need project management expertise at least once in its lifetime. These are the projects that arise when companies relocate their headquarters, develop and introduce a new computer system, launch a marketing campaign, prepare for a trade exhibition, produce feasibility or other study report, restructure the organization, mount a stage show, or generally engage in any operation that involves the management and coordination of activities to produce an end result that is not identifiable principally as an item of hardware or construction.

Although management projects might not result in a visible, tangible creation, much often depends on their successful outcome. There are well-known cases, for instance, where failure to implement a new computer system correctly has caused serious operational breakdown and has exposed the managers responsible to public discredit. Effective project management is at least as important for these projects as it is for the largest construction or manufacturing project.

Integrated Project Delivery could be to build the new road

The economic situation we are in this moment it seems that the only projects where the works are public are invited and all warm-blooded creatures with a pulse and a remote possibility, the plans can read and present a market price labor. Municipalities are legally obliged to accept the lowest bid responsibly. Of course, words like responsibility can be interpreted in many ways, so that the public entity reserves the right offers from companies they feel are not excludedable to do the job. Of course, I got the job, not only was I frustrated for wasting almost a week of application of this offertogether, I was also the time lost by 50 or so that contractors delivered bids frustrating for me. If we wasted all the time in this bidding process to all bidders ten think potentially hundreds of divers, start the man hours taken in the stratosphere. At one point I think it's a better way.

Well, it is likely, and is called Integrated Project Delivery (IPD). IPD has a form of negotiating the delivery of the project, to share risk and reward with the hostess,Architects, general contractors, subcontractors and even at times. IPD emphasizes early involvement of suppliers and the collaboration of team members throughout the project. Interestingly, the farmer's market as a key element of the cooperation project soon, because their input will cost a significant impact on planning and design.

Jonathan Cohen Integrated Resource Project recently published six case studies of projects by the American Institute of IPDArchitects. Cohen defined by IPD projects with the following features:

Or collaborative decision and control
disclaimers or between participants Key
or Together, developed and validated the project objectives

Cohen is the analysis of each project, but summarizes the study of writing:

In any case, these are met or exceeded the expectations of the project ownerin terms of budget, planning, design quality and sustainability and also met the financial expectations of the designers and builders. Each participant was interviewed by IPD enthusiastic and eager to try again.

I think RPI is certainly the method of execution of the project that makes sense, but it will certainly involve initial investment of time and money in a project. The owners will be able to release these funds in construction projects early in hopes of stomachprovides a better product? Apparently they have done and hope to continue.

Integrated Project Delivery Could Be the New Way to Build

In the economic climate that we find ourselves at the moment, it seems that the only projects out there are public jobs where bids are solicited and any warm-blooded creature with a pulse and a remote ability to read plans can submit a price on the job. The municipalities are required by law to accept the lowest responsible bid. Of course words like responsible can be interpreted in many ways, so the public entity reserves the right to exclude bids from companies that they feel are not capable of performing the work. However, when tax dollars are in the mix, I would think that it is difficult to justify not taking the low bid especially if they can provide the bonding and insurance requirements.

I've been doing a lot of hard bidding lately with only very limited success. Last week I bid a $4 million animal sanctuary where there were at least ten other bidders. Of course I didn't get the job, and not only was I frustrated at wasting nearly a week putting this bid together, I was also frustrated by wasted the time of 50 or so subcontractors that delivered bids to me. If we think about all the time wasted on this bidding process from all ten bidders and potentially hundreds of subs, the man hours begin to hit the stratosphere. Sometime I think that there has go to be a better way.

Well, there probably is, and it is call Integrated Project Delivery (IPD). IPD is a negotiated form of project delivery where risk and reward are shared among the owner, architect, prime contractor, and sometimes even subcontractors. IPD emphasizes early involvement of contractors and collaboration of team members throughout the project. Interestingly, trade contractors are considered the most crucial element of early project collaboration because their input will have significant impact on design and project cost.

Jonathan Cohen with Integrated Project Resources recently published six case studies of IPD projects through the American Institute of Architects. Cohen defines IPD by projects having the following characteristics:

o Early Involvement of Key Participants
o Shared Risk and Reward
o Multi-Party Contract
o Collaborative Decision Making and Control
o Liability Waivers Among Key Participants
o Jointly Developed and Validated Project Goals

Cohen goes into analysis about each individual project but sums up the study by writing:

In every case these projects met or exceeded the owner's expectations with respect to budget, schedule, design quality, and sustainability and also met the financial expectations of designers and builders. Every participant interviewed was enthusiastic about IPD and eager to try it again.

I think IPD is certainly the method of project delivery that makes the most sense, but will certainly involve more upfront investment of time and money in a project. Will owners be able to stomach this release of monies early in the construction project in hopes of delivering a better product? Evidently they have and will hopefully continue to do so.

It will at least cut down on the hours of wasted bidding time.

4 Key Ways Forward When You Inheret a Problematic Project.

Problems associated with project are everywhere - in all industries. Good project managers quickly recognise the problems and how to deal with them, minimising the impact on the surrounding projects, people and environment.

There are 4 main areas to be dealt with when you inherit a problematic project including:

1. Time constraints

2. Budget constraints

3. Design elements and,

4. Dealing with people

These four elements broadly deal with the problems and solutions.

1. Time constraints looks primarily at; running behind time or how to deal with other pressing activities. These issues or constraints can be dealt with if you understand the full measure, and when you run behind time other issues or other activities may also run on time which affects your bottom line. If you can get these into order and into a system where we have "High Payoff" activities and "Low Payoff" activities you then understand which activities you can actually delegate to others. This will inevitably help you meet your overall target.

2. When you look at budget constraints there are three main issues. You can either be over budget already and have to deal with the pieces, or you can be running a budget in which you're fast approaching your deadline cost, or you can be juggling the numbers trying to get your cash flow correct. The key element in all of these is 'Cash Flow'.

You will want to understand what invoices are coming in and what has to go out. You get a better understanding of which activity - which cost has to be paid straight away, and which costs can be delayed. It's not that we don't want to pay invoices when they come in, it's just that some invoices have a higher priority than others.

3. Design elements when they raise their head can be dealt with in such a way that you can deal with other aspects of the design which are not directly related to your project. That is to say, there are some activities or some elements which will always crossover other aspects of the spectrum, that may include service utilities, other disciplines, say civil engineering versus the electrical engineering, versus the the water and gas services etc. You need to get these into some sort of priority and order to work them. Altogether it is important that all of these aspects are looked at together. In order to recognize this it is probably best to look at them up front. Deal with the problems not just as they arise, but design a system that will allow you to meet them before they hit your desk or before they hit your plate as problems. All things will be changed around and you won't be chasing the fire, you'll be putting a fire block out there before it becomes a fire if that makes sense.

4. The fourth element is dealing with people. In all aspects of our life we have to deal with people. It is often easy to offend people if we do not watch how we say things. With our design and construction teams we have to treat them with respect. We have to work with others, and there are other disciplines that we have to deal with. Recognize their needs - to fill their needs that theirs don't clash with yours, and everyone should be able to work better together.

If you recognize all four of these aspects; time constraints, budget constraints, design elements and dealing with people, there is one common element. That is recognizing the problems before they arise. This is the key to great project management, and indeed your success.
